Land acquisitions and sales for commercial and residential development:

As the Florida acquisition representative, P.A. Lethbridge & Co. represents several large investment groups. The company sold and closed hundreds of millions of dollars in commercial sales as well as engaged in lease representation for apartments, office buildings, shopping centers and warehouses.

A P. A. Lethbridge & Co. partnership purchased a 16,000 square foot commercial office building for $900,000 on McNab and Pine Island Rd.  Originally slated to be razed and rebuilt as a site for Eckerd’s Drugs, the company renovated and re-tenanted the building, finally refinancing for a return of the original investment.  The market value for the building is currently $2.5 million with a positive cash flow.

Southern Bell Telephone Co. sought the services of P.A. Lethbridge & Co throughout the 70s and 80s for site selection for work centers, central switching stations and expansion in central Broward County.  The assignments involved due diligence research, zoning review and contract negotiations. From the 90’s P.A. Lethbridge & Co. has sold and formed several partnerships to acquire and develop commercial and residential projects.

P.A. Lethbridge & Co. formed a LLC to acquire a 17-acre tract in Miramar designated as wetlands for $400,000.  Through an environmental study and mitigation, ten acres were rezoned and platted for 10 acre home sites selling between $350,000 to $375,000 per lot. Nine sites were sold with the final site developed as a luxury home, built and sold for $1.2 million.
